The owners of 733 Grand Avenue, formerly a Pier One furniture store, are proposing to split the existing building into two units to allow for a new headquarters for Coulee Bank as the anchor tenant, with the secondary tenant for the smaller space to be confirmed. The existing facade of the building will be upgraded with new materials etc.

The bank requires a single drive thru lane to the rear of the property as a condition of their occupancy. Bank drive-thrus are a conditional use under the site’s current B2 zoning, requiring a Conditional Use Permit (CUP)

Next Steps

ZLU will hold a public hearing on Tuesday, May 11, at 7:00pm. ZLU will consider all public comment received via email and expressed during this meeting. We will make a recommendation to the full board on whether to support the project generally and CUP application for a drive-thru. The full board will vote on our recommendation at its monthly board meeting on 5/13/21. A link for the meeting can be found on SHA’s calendar.

Early in 2021, the long-time property owner of 733 Grand Ave. contacted ZLU regarding a possible application to rezone the property. Previously, the owner invited neighbors to provide feedback on the project.
